Three New Building Sites

Three future building sites are recommended in this SHBC Master Plan – middle site, upper site
and lower site. The middle site would add a 3-story addition at the south end of the existing
factory forming a visual head to that long building mass. The upper site would add a separate 3-
story building with high visibility from 96B. The lower site would add a separate 4-story
building with low visibility from 96B and would be placed on an existing parking tray below the
factory. New buildings would contain a mixture of office, manufacturing, and research &
development uses. New buildings would be phased in one at a time as needed and the order of
construction is presently undetermined. When complete a new loop road and green spaces will
create a business park setting.

  • Building mass creates southern headpiece to the Factory
  • Offers tenants open green space to south
  • New Building with 3 Floors. Suggested Uses:
    • Lower Level – Manufacturing facing existing Service Court
    • Middle Level – R&D
    • Upper Level – Offices
  • Public Entrance at Middle Level
  • Service Entrance at Lower Level

  • Offers tenants open valley and lake views
  • Retains green spaces at north and south ends
  • Retains 2 existing parking trays below new building
  • New Building with 4 Floors. Suggested Uses:
    • Lower Level – R&D
    • Middle Level – Manufacturing facing existing Service Court
    • Upper Levels – Offices with lake views
